Payne Road – Mixed use scheme comprising residential, commercial and community space

Located in East London this landmark scheme provides 158 mixed tenure residential flats and 2,700m² of commercial and community space .This brown field site required significant preparatory works comprising remediation, including dealing with Japanese knotweed, the clearance of a Victorian burial ground under the direction of the Museum of London and the Home Office as well as party wall and rights of light matters.

The scheme also required partial redesign during construction due to the discovery of a major TWA water main in a location different to that shown in records. BPP acting as Employer’s Agent managed the process through the challenging pre contract period dealing with the significant preparatory works set out above.

The scheme was delivered within budget whilst still maintaining the identity and quality of the scheme. East Thames gave the following endorsement at the end of the project ‘BPP have continued to maintain high levels of service pushing for resolution of problems and issues as they have arisen’.
