The site was secured by Hollybrook and BPP introduced the affordable element of the scheme to Home Group. The affordable element of the scheme comprises 18 mixed tenure residential flats. The project was procured via a ‘golden brick’ arrangement under a development agreement and Martin Walmsley, one of BPP’s senior partners was involved with the drafting and agreement of the documentation.
The build was value engineered with internal layout changes to suit the required mix of tenure. As a result, the building is timber frame construction with the added benefit ofa shorter contract period.
The scheme is being developed to LHDG standards with CfSH Level 4 being achieved. The heating and hot water is being supplied via individual gas boilers with the main source for renewables being roof mounted photo voltaic panels.
The scheme is conveniently situated within walking distance of Southgate underground station and is a good example of a small regeneration project.
