The project included 86 new build apartments over 8 storeys, ground floor retail and two levels of basement car parking facilities. The affordable element of the project was delivered via a s.016 agreement .
The project was purchased with planning permission. BPP undertook an HC compliance audit and liaised with the vendor’s architect to revise the project for compliance.
The project was procured via a development agreement and Martin Walmsley, one of BPP’s senior partners was involved with the drafting and agreement of the documentation. BPP ensured a detailed specification for the works was included in the documentation in lieu of the ‘sales fit out’ specification originally proposed by the developer.
The whole scheme is served by a central GSHP communal heating system, operated by the management company. BPP liaised with Origin’s development and housing management teams in agreeing management issues for communal heating.
This resulted in the installation of remote reading to enable direct billing to residents for heating and hot water. BPP assisted in the negotiation with Switch 2 for the installation of pre paid meters and an offsite payment point in a local convenience store.
